Terms & Conditions
All of our weekly rates include Florida sales tax, air conditioning, heating, local telephone calls and cable TV.
Pool Heating is available at an extra charge of £ 90.00 per week.
Pool alarms are fitted for childrens safety, these must never be disconnected.
Maximum occupancy of our villa is ; 10 persons.
Only people shown on our booking form may occupy the property.
To comply with fire and safety requirements the maximum occupancy of our villa must not be exceeded.
No bookings where all the guests are under the age of 21 will be accepted.
Our villa is available to you from 4pm on arrival to 11am on the day of departure.
A deposit of £100 for each week or part week to be rented is required to secure your booking.
Full payment is required no later than 10 weeks before arrival , together with a security deposit of £200 .
The security deposit is returned as soon as our management company provides us with their occupancy report after your stay.
You may request a late check out and if this is possible we will arrange it at no extra charge, but this is not guaranteed.
Our villa is thoroughly cleaned and inspected before and after every rental, ensuring you arrive to a clean and tidy villa.
Lawn care and pool care are provided on a weekly basis to ensure you have a comfortable stay.
Although our villa complies with Florida rental and safety laws and requirements, you are advised that you are occupying a private property and therefore resposible for your own safety in respect of personal accident or damages caused by you or any member of your party during your stay.
In the unlikely event that you have a complaint or a problem, our management company is on hand to help you.
PETS
To ensure the comfort of all our guests,"pets" of any kind are not permitted, if you are thinking of bringing your pet with you, please consider another villa.
INSECTS
Florida has a tropical climate, so be prepared for small lizards ( Gecko's ) around the pool area and the odd insect inside the villa, these are harmless and in no way refects the cleanliness of our home.
Our villa is thoroughly cleaned before and after every rental.
Keeping all doors and windows closed will not only keep these insects out, but also allow the airconditioning to work more efficiently.
SMOKING
We respectfully ask guests to refrain from smoking inside our villa, but are welcome to smoke on the pool deck area.
Cancellation Charges
More than 8 weeks Deposit Only
4 - 8 weeks 50% of the total rental
Less than 4 weeks 100% of the total rental
